Robert Martinez has been investing in apartment buildings and multi-family apartments since 2007. He says it’s not just the money you make, but how much you get to keep. Robert Martinez is known as the Apartment Rockstar, having come from a low-income family life he decided one day to invest in a mentor and a training program that taught him how to invest in apartments. Once the first deal was closed, Robert Martinez never looked back… Learning how to invest in apartments was just the beginning. Discovering along the way how to improve the properties and take advantage of properly refinancing them when the time is right to pay back investors and buy more properties. He warns against syndication investments if your investment is not being managed by the company that raised the funds. Robert Martinez also says he puts his own money in on the deals so your money is safe with his.

In this episode, some of the key things Robert Martinez recommends to minimize risk when investing in apartments or multi-family real estate properties, include: putting 25% down and financing a little less than you would normally need to. He likes to try and keep cash reserves on-hand for each property to make it six months. Robert also finds it very important to take care of the tenants so they don’t want to leave and says, them staying saves him money.

When investing in apartments Robert says he always begins with upgrades after the property is purchased. Finding that people stay longer if they have a washer and dryer. He also replaces all the toilets with low flow, knowing this will drastically reduce the water bill in most cases. Other things Robert does to keep the property running well and the tenants happy include: replacing all the hot water heaters, provide trash service valet and find ways to reduce costs or increase Net Operating Income (NOI). Robert Martinez says the money comes every month when you do these things to keep turnover low, people happy and profits growing by becoming an apartment investor that specializes in investing in multi-family apartments.
